Communal Areas

External

The beautiful detailed mouldings and restored railings and other features gracing the external walls and turret of Belvedere have been enhanced by a glorious choice of contrasting colours, all of which make this building a joy to behold.  Look up at the beautiful design on the turret roof.  Tiled external steps with hand rail lead to the timber panelled front entrance door with original etched glass side panels and ornamental fanlight above.  External architectural lighting and video entry intercom system for maximum security and convenience.  Before you enter, turn around and see just one of the stunning views – you can even see Scotland and England on a clear day…sometimes they look so close they could be just a row boat ride away

In the evening, this beautiful building deserves to be lit up to cast its spell around the town and be seen from the mountains and the sea, and it is.  There are LED strip lights along the top parapets, lights on the walls, and the flagpole is illuminated by another Led uplighter

There is a communal satellite dish which serves the whole building, situated on a balcony for ease of access if necessary.

Vestibule

The front door, which has been made to the original Victorian design, leads into the vestibule, which still has its original Victorian tiled floor.  Here, and throughout the whole building is Led lighting, which reduces energy bills by up to 90%, thus ensuring massive savings for the apartment owners and for the management company.  There is a beautiful bronze chandelier in the centre and soft Led lighting hidden in the mouldings.  The mail boxes are located in the vestibule, as is the video  door entry system.  Through the glazed vestibule door, again made to the original design, and ornate wooden frame with original stained glass panels either side, lies the impressive Entrance Hall.

Entrance Hall

On entering the hallway the visitor will be impressed with the natural light which floods in, and the high ceilings, the feeling of space.  Original features such as the deep, ornate coving which graces the ceilings, and the corbel busts, have been lovingly restored by local craftsmen.  This space enjoys a pleasing fusion of the traditional and contemporary.  Grand bronze and crystal chandeliers and wall lights are natural focal points, as is the original ornate newel post.  All the lights in the communal areas, including the chandeliers, are triggered by motion sensors with built in time delays.  There is Led lighting at various points, presenting a pleasing atmosphere in the whole area.  The walls consist of a Dado and heavy moulded deep skirting boards as demanded by the high ceilings.  The Oak entrance doors to the Apartments are ½ hour fire rated and each door is surrounded by 5” (125mm)  wide Oak architraves set on Oak deep moulded plinth blocks and moulded top corner blocks.

In the communal area there are double radiators running off the communal gas boiler system to avoid any cold spots on the landings.  The boiler and the sprinkler control systems are accommodated in a communal cupboard under the stairway.  There are 2 x 5 amp sockets for table lamps in the entrance hall, chrome double sockets, sprinkler heads, smoke detectors, sounders, break glass points and emergency lighting in the communal area.    

The glass passenger lift terminates at the third floor.  The lift makes the apartments accessible for those with mobility difficulties, and an easier life for anyone who would like to live in an elevated apartment to take advantage of the marvellous views but doesn’t want to walk up too many stairs to reach it!  As the car and shaft are both clear glass and coupled with innovative soft lighting, it provides the passenger with a safe and reassuring environment to travel whilst at the same time allowing light to cascade throughout the building. 

Staircase and Landings

Here you will notice more original features – the ornate mahogany newel post at the bottom of the stairs, the sweeping grace of the curved mahogany handrail that snakes all the way up to the top floor, and the original spindles.

The impressive first flight of stairs has three bronze and crystal wall lights and Led lighting under the Dado rail which goes all the way to the top floor.  There are dazzling bronze chandeliers and emergency lights on all landings.  The lighting throughout the hall and landings is activated by passive infra red sensors which have a built in time delay from one to the other.  Long bronze mirrors on the landings reflect light and colours - the décor echoes the vibrant colours that are so appealing on the external mouldings and façade

There is another communal cupboard on the first floor landing which accommodates landlord’s equipment.

At the end of the hall, you will be drawn to a glazed and inviting light Oak (fire) door, through which you will get a glimpse of the glorious panoramic sights you are about to experience.  On entering the room you will be surprised and enthralled with the absolutely stunning and elevated views of 270 degrees – right round from the Bride Hills in the north, Snaefell in the south and to Sky Hill in the west – the sweep is truly breathtaking.  You will be captivated by the magnificence of the turret itself which contains no less than 5 large windows – there are 7 in this one room alone – each one having a different aspect providing the 270 degree view.  The sun (summer and winter) shining on all these windows from sunrise to sunset warms all the rooms and makes the use of central heating very economical.

Lighting system

So you can create the ideal atmosphere for any occasion, there are five different lighting options. 

There are 3 polished chrome dimmable lighting switches controlling the 90min fire rated polished chrome downlights:

  1. first switch covers the turret windows to create a cascade concentrated in the one area  - 5 downlights
  2. the second operates 3 in the sitting area and    
  3. there are also 4 x 5amp lamp sockets for table lamps in the seating and dining area, which are separately controlled and create an intimate relaxed setting
  4. There is provision for two pendants in the living area which can be operated separately on a dimmer switch – one in the turret and one in the sitting area
  5. the kitchen area

The TV point is wired for Satellite TV - Sky+ HD/Freesat HD facility plus Freeview. The Sky picture from here is also available in the bedroom

KITCHEN AREA – This is of light Oak to complement the internal doors

There is generous worktop space, base and wall units and 5 Polished Chrome double sockets at worktop height and one at standard height
